Northwest MLS Brings AI-Powered, Consumer-First Home Search to NWMLS.com with Broker Public Portal
Home search in the Pacific Northwest just got a major upgrade.
Northwest Multiple Listing Service (NWMLS) has launched a completely reimagined consumer home search experience on NWMLS.com, developed in partnership with Broker Public Portal (BPP) and powered by Cribio technology.
The new experience brings together something consumers increasingly expect from home search: modern AI-powered tools, accurate real-time listing data, transparency around who represents the property, and a direct connection to the real estate professionals behind the listing.
And it does it without competing agent advertisements, paid placement, or lead-generation clutter.
Search Built Around the Consumer — and the Listing
At the center of the new NWMLS Home Search is data directly from Northwest MLS.
That means consumers searching for homes across Washington can explore active, verified inventory using information coming directly from the source—while taking advantage of Cribio’s AI-powered conversational search.
Instead of relying solely on traditional filters, buyers can search naturally using the features and lifestyle criteria that matter to them, helping them move from what am I looking for? to relevant homes more intuitively.
But the technology is only part of the story.
“
Consumers deserve access to accurate, timely, and comprehensive listing information,” said Justin Haag, CEO of Northwest MLS. “At NWMLS, we believe buyers and sellers benefit most when housing inventory is broadly available through transparent, trusted platforms that connect consumers directly with real estate professionals.”
That transparency extends all the way to the listing itself. The new experience prominently identifies the listing broker and firm, giving consumers a clear understanding of who represents the property and where the information they are viewing comes from.
A Different Model for Home Search
The launch represents an alternative to the advertising and lead-sales models that have come to define much of consumer home search.
On NWMLS.com, the home is the focus.
There are no competing agent advertisements alongside a listing. No paid placement determining which real estate professional a consumer sees. And no ambiguity about the source of the property information.
Instead, the experience is designed around accurate MLS data, clear attribution, and direct connections between consumers and real estate professionals.
“
Home search should be built around homes and people, not advertising and lead sales,” said Jill Himlie, Chairperson of the Northwest MLS Board of Directors and designated broker/owner of Windermere Real Estate/Himlie. “This platform gives consumers a clean, trusted search experience while giving sellers maximized visibility without competing ads next to their homes.”
Consumers can also search a comprehensive directory of local NWMLS brokers and member offices, creating another direct path to the professionals serving their market.
Local Data. National Reach.
The partnership extends beyond NWMLS.com.
Northwest MLS listings will also be featured on Cribio’s national home search platform, giving sellers additional exposure through an industry-owned consumer search experience built around the same principles of transparency, accurate data, and broker attribution.
For BPP, the launch represents an important expansion of the Cribio model—and another example of an MLS taking a more active role in shaping the consumer search experience.
“
Bringing Cribio to Washington with Northwest MLS is a landmark moment for Broker Public Portal,” said Dan Troup, CEO of Broker Public Portal. “Their commitment reflects strong confidence in our consumer-first approach and in BPP’s industry-owned model. This partnership will allow us to create a better home search experience for consumers while continuing to strengthen the brokers and agents who serve them every day.”
Putting Housing Data “In the Sunlight”
For Northwest MLS, the launch also reflects a broader philosophy around access to housing information.
The organization has long advocated for a fair and transparent real estate marketplace and for broad consumer access to accurate inventory. The new search experience advances that commitment while aligning with NWMLS policies and Washington state law, including Senate Bill 6091.
It is an approach rooted in the idea that housing data belongs “in the sunlight”—where consumers can access reliable information, understand its source, and connect with the professionals responsible for bringing homes to market.
For consumers, that means a cleaner and more intuitive way to search.
For sellers, it means broad visibility without competing advertising surrounding their property.
And for brokers and agents, it means remaining where they belong: directly connected to the listings, expertise, and relationships they bring to the marketplace.
